Clean out your gutters and downspouts - Don’t wait until winter arrives to do this! In late fall, remove leaves and any other debri to help prevent clogs which will back up water and contribute to ice-dam formation.
Prevent ice-dams - Ice-dams are chunks of ice that form along the margins of your roof. While frozen, they’re no more trouble than the icicles that hang down. But during the warmer parts of a winter day, water melting off the roof will pool behind the ice then seep back up under the shingles. Eventually it drips through the roof into the soffits, walls, and worst of all, onto your ceilings. You may see rust spots on drywall fasteners, then perhaps peeling paint, sagging drywall and stains around windows and doors. During the winter, you can use a roof rake to remove snow from the eaves and to also to keep down the ice.
Prevent pipes from freezing - If you own a property that is not vacant, always keep the thermostat set at 55º F or higher. You can also contact a professional to install extra pipe insulation. During power outages or sudden drops in temperature, make sure you check on the home to make sure no pipes freeze causing cracks & leaks inside your home!
Disconnect your garden hose - Always do this prior to the first freeze. By doing this, you can prevent cracks in pipes on and around the spigot. Cracks usually occur behind where the washer is, which is on the inside of your house. Once you turn the spigot back on, the water proceeds to where the crack is (on the inside of your home), pouring water into the house.
